Found: Southern romance/comedy

I remember the setting being a small southern town, there is a big old house--maybe used for a wedding?, I think there was a older woman or couple who live there. The local low-end, underwear factory is out of business, the out-of-town-guy is there to turn it into a lingerie factory but the female protagonist doesn't know that. In the genre of Mary Kay Andrews--funny but not over the top. Was probably written at least 10 and maybe even 20 years ago (or more?)

I think this is actually a Mary Kay Andrews book: Hissy Fit.
